SHORT-TERM RENTAL AGREEMENT

This Short-Term Rental Agreement (“Agreement”) is made between the Guest: the individual named in the booking confirmation (“Guest”), and the Host (“Host”).

THE PREMISES

The Host agrees to lease the described property to the Guest, and the Guest agrees to rent from the “Premises”.

LEASE TERM

The Guest is permitted to occupy the Premises during the dates and times confirmed in the booking. Check-in and check-out times are as stated in the reservation details.

QUIET HOURS

Quiet hours begin at 10 PM each night and continue until sunrise. No music or loud audio is permitted during this time, out of respect for neighbouring residents. Guests are expected to behave respectfully towards neighbours. Large gatherings or parties are not allowed and may lead to immediate termination of this Agreement.

OCCUPANTS

The total number of individuals staying on the Premises must not exceed the number confirmed in the booking. If more than the authorised number of guests are found on the Premises, the Host reserves the right to terminate this Agreement immediately or/and charge an additional fee.

BOOKING FEES

The Guest shall pay the Host the amount confirmed at the time of booking. Full payment is required at the time of reservation.

CANCELLATION POLICY

Full payment is required to confirm the booking. Seventy percent (70%) of the total is refundable if the booking is cancelled at least 60 days before arrival. Cancellations made within 60 days of arrival are non-refundable.

SMOKING POLICY

Smoking is not permitted anywhere on the Premises.

SUBLETTING

Subletting of the Premises is strictly prohibited.

INSPECTION

The Host may inspect the Premises with prior notice, in accordance with applicable laws. Breach of this Agreement may result in immediate termination without refund. The Guest must vacate at the agreed time and date.

MAINTENANCE AND REPAIRS

The Guest shall maintain the Premises in good, clean condition, suitable for immediate re-letting. Any damage or excessive mess may result in additional charges.

TRASH

All waste must be disposed of in accordance with the Host’s instructions.

HOST’S LIABILITY

The Host is not liable for any injury or loss of property during the Guest’s stay. Guests are advised to obtain their own insurance if required.

LEGAL FEES

If legal action is required to enforce this Agreement, the Guest shall be responsible for the Host’s reasonable legal fees.

USE OF PREMISES

The Premises may be used for residential purposes only. All commercial activity is strictly prohibited.

ILLEGAL ACTIVITY

Use of the Premises for illegal purposes will result in immediate termination of this Agreement without refund.

POSSESSIONS

Items left behind will be handled with reasonable effort to return them. After two weeks, unclaimed items may be retained or disposed of by the Host.

GOVERNING LAW

This Agreement is governed by the laws of the jurisdiction in which the Premises are located.

APPENDIX A: WEBSITE TERMS & CONDITIONS

By booking and using the Premises, the Guest also agrees to the terms and conditions set out on the website. This includes, but is not limited to:

  • Intellectual Property: All rights to the content on the website belong to the owner and/or its licensors. Guests may not reproduce, republish, or redistribute any content without prior written consent.
  • User Comments: The Host is not responsible for user-submitted content on the website but reserves the right to remove any content deemed inappropriate.
  • Linking and Framing: No linking to or framing of the website is permitted without the Host’s written permission.
  • Content Accuracy: While every effort is made to ensure accuracy, the Host accepts no liability for errors or temporary unavailability of the website.
  • Disclaimer: Nothing in this disclaimer excludes liability where it would be unlawful to do so. The site and its content are provided free of charge, without warranty.
